COMMON QUESTIONS


1. How do I purchase land and get my Deed?  
Pick your land. Pick your plan. Get your deed. Once you select the parcel of raw land you want, you will choose to either pay the full amount upfront or pay monthly. We will send you a Land Contract/Purchase Agreement via email for you to sign securing your land until your payment is complete. Once your land is paid for, we contact you to finalize the purchase, then send you the Warranty Deed for your new land within 10 business days.  

2. Can I make a land location request?  
Yes! Tell us where you would like to own land. We are happy to find it for you. Send us an email.

3. Why invest in land? 
The prettiest savings account you will ever camp on. Raw land is a strong investment for your future. Land value appreciates over time due to its limited availability, even if you do nothing with it. Land investing is safe, simple and provides a great ROI. 

4. How does THIS LAND determine Market Value?    
You will notice that under each land description we list the finance price, purchase price, and market value. The market value is the dollar amount you can sell that particular parcel of land for today. We determine Land Market Value by working with Black Knight Financial Services (one of the top data collection companies in the country specializing in investments and real estate), referencing MLS listings within the last 100 days, pinpointing city development, economic growth and places receiving injections of capital directly into their communities which attracts developers and investors. All of this information is compiled to form a 360 report of the land value and the market. We pick land in markets that are alive with buying and selling and have an easy resale ability for investors that either want to flip land quickly or hold onto it and watch as value appreciates over time. 

5. What type of land do you sell? 
We sell raw land found in its natural state, with no infrastructure or development. Some of our property may have service, for example, sewer, water or power accessibility and some of our property may not. Details will be listed in each property description or contact us for more information.

6. Do I need a Real Estate Agent?
We handle all of the paperwork for you and our staff is available to help you with any questions you have during the land selection or buying process. We have created a simple, straightforward land purchasing process using easy to read contracts. You do not need to use an agent however, we encourage you to hire a professional if you believe it would be helpful.  

7. How do I apply for financing?
There is no application process or credit checks. You are already approved. When purchasing land, simply select the Finance Price. You will make a down payment, followed by the monthly payment listed with zero interest until your purchase is complete.

8. How do I view my land?
In each property discription you will see the GPS coordinates followed by the words "View Land" (For example: GPS 34.636186, -92.997873 - View Land) Click "View Land" to open google earth in another webpage, then zoom in and out viewing the selected land, terrain, and surrounding area. If you would like to inspect your land further, give us a call and we will connect you with a local land surveyor that will meet with you and take you on a tour of the land you are interested in, at your expense. If you intend to go see the land in person before you buy we strongly suggest completing the down payment to reserve your land to ensure that no one else purchases it while you are making a final decision. We offer a 30-day full refund if you are not satisfied with your land.

9. Why PayPal?
We chose to use PayPal as our payment system because it provides Buyer Protection. This means:

  1. Protected Purchases - If a purchase doesn’t match the seller’s description, and is eligible for PayPal’s Buyer Protection program, PayPal will reimburse the buyer for the full amount.

  2. Real-time Prevention - PayPal monitors every transaction, 24/7 to prevent against fraud, email phishing and identity theft. Every transaction is heavily guarded behind their advanced encryption.

  3. Protected Payments - When you pay with PayPal, you don’t expose your financial information to sellers. All you need to make a purchase is your login and password - your sensitive information is never shared with sellers.

10. What is a Warranty Deed?
A Warranty Deed, also known as a Warranty Title, is a document that explains who the property owner is. Warranty indicates that the land is free of all liens, all taxes are current, and that the property is available to the buyer at the time of this contract's effective date. In other words, we have done the work to make sure the land is free and clear, ready for a new owner. We take care of all of the paperwork then provide you with your Land.
